Start with the property address.

If you inherited a St. Louis house and you are not sure whether probate is required, start here. House Sold Easy buys inherited houses as-is for cash once the people who have authority can sign. We are not your probate attorney. The detailed probate page is probate or inherited. Call 636-525-1566.

Some inherited houses never need a full probate administration. Some do. The deed, the will, beneficiary designations, and how the house was titled decide that — not a blog post.

Questions that usually matter

How was the house titled — sole name, joint with right of survivorship, transfer-on-death, trust? Is there a will? Is a personal representative already appointed? Are there other heirs? Are taxes and the mortgage current? Is the house vacant, packed, or occupied by someone who is not on the deed?

Bring what you have. A death certificate, a deed, a case number, or an attorney’s name is enough to start. The title company tells us who can sign. We will not guess you through a shortcut that fails at closing.

When this page is the right one

You are an out-of-state child who flew in, saw the house, and needs a path that does not include six months of showings. You and your siblings agree to sell and want one number. You think there might be a TOD deed but you have not looked. You know probate is open and you want the house sold when the court and title allow.

If you already know you are in administration, go straight to probate. If the house is a packed estate, hoarder / cleanout. If it has sat empty, vacant. If taxes lapsed, liens.

What we do not do

We do not open probate for you. We do not tell you a TOD deed is valid without title review. We do not mediate a family fight. If one heir will not sign and they must, that is a legal problem. Once authority exists, we can walk the house and write an offer. As-is. About two weeks after that, when title is ready.

Common questions

Do I have to go through probate to sell to you?

Only if title requires it. Many files do. Some titled with survivorship or TOD do not. Title decides.

Can you look at the house before probate is done?

Often yes. We cannot close until the people who must sign can sign.

What if my sibling disagrees?

We need the required signatures. We will not pick a side.

Can I sell without cleaning out Mom’s house?

Yes. Cleanout.

Is this legal advice?

No. Use a Missouri probate attorney for the estate.

Do you buy if the house needs a roof?

Yes.

Talk to a person

Call or text 636-525-1566 any time. House Sold Easy has bought 1,000+ houses in St. Louis, Missouri and Illinois since 2016. You will deal with David Dodge or Michael Slane. The office is at 1750 S Brentwood Blvd, Suite 503, in Brentwood. Google shows 4.7 stars from 65+ reviews — read those on Google, not as stars on this page.

If you want the cash path, send the address on the form. If you want a listing net sheet, get that from an agent and compare. We will not pretend every house should sell to us.

Out-of-state heirs

If you are in another state, you do not have to move home to sell. You do have to get authority sorted and get someone to let us in. A neighbor, a locksmith you authorize, or a local sibling is enough for the walkthrough. Remote signing is a title-company question once the file is open.

Do not start a full remodel because you feel guilty about selling Mom’s house. If the house needs a roof and a cleanout, that is a cash file, not a shrine. Take the photographs. Leave the rest. Cleanout.

If two heirs want to list and one wants cash, run a real listing net against a written offer. We will not fake a retail number to win a family argument.

What “no probate” sometimes means

Joint tenancy with right of survivorship. A recorded transfer-on-death deed. A house already in a living trust. Those can be cleaner files. They can also be the thing someone thinks they have until title reads the deed. Do not list the house “because there is no probate” until someone who closes real estate has said the same thing.

If a relative is living in the house rent-free, that is occupancy, not a feeling. Tenants / eviction if it has gone bad. We still need whoever must sign.

After you call about an inherited house

Send the address and whatever estate paper you have. We can walk the house while the attorney finishes the part we cannot do. If listing is the better net and you have time, we will say so.
