- Loan payoff and liens. First mortgage, seconds, judgments, and tax liens get paid from proceeds.
- Real estate commission. Negotiable. Often discussed as a mid-single-digit percent of price if you use agents.
- Title and closing items. Search, title insurance allocations, escrow/closing fee — who pays which line is custom and negotiable.
- Recording and transfer items. Missouri does not levy a state transfer tax. Local charges can still appear. The closer will itemize them.
- Credits and repairs. Inspection credits, seller-paid points, or last-minute repair holds.
- Prorations. Property taxes and HOA dues split by the day.
