Rent to Own Homes in St. Louis
Rent to Own Homes in St. Louis
Rent-to-own (also called a lease purchase) lets you move into a St. Louis house, pay rent, and work toward buying it — without a traditional mortgage on day one. House Sold Easy lists those homes and walks you through the contract. Current homes are on owner-finance properties. Call 636-525-1566 with questions.

What rent-to-own means
A rent-to-own home, also called a lease purchase or lease-to-own, is an arrangement where you rent a property for a set period — typically one to three years — with the legal right and intention to purchase it at the end of the lease.
In a typical file:
- You pay an upfront option fee (often 1–5% of the purchase price)
- You pay monthly rent
- A portion of that rent — a rent credit — is applied toward the future down payment or purchase price
- At the end of the term you exercise the option to purchase, often using accumulated credits
House Sold Easy primarily uses lease purchase agreements (a commitment to buy at the end of the lease), not a walk-away lease option. Those terms are in the existing program description on this site. The closer and the written contract are the source of truth for your file.
How House Sold Easy’s program works
The existing program on this site is built for buyers who are not ready for a conventional loan yet: no credit history, a new job, self-employed or commission income, blemished credit, a down payment that is still too high, or a recent life change. Perfect credit is not required. Occupancy can start after the agreement is signed. A portion of payments is described as building toward the purchase from day one.
You can review the house and neighborhood during the lease. Maintenance, option-fee refund rules, and whether the purchase price is locked are contract terms — read them before you sign. We walk clients through those lines.

Lease option vs lease purchase
A lease option gives the tenant the right — but not the obligation — to buy. A lease purchase is a binding commitment to buy at the end of the lease. House Sold Easy primarily works with lease purchase arrangements.
What to confirm in the contract
- Purchase price: locked now, or set later
- How much of the rent is a rent credit
- Who handles repairs during the lease
- Whether the option fee is refundable if you cannot complete the purchase
- Lease length (most successful files described here are 12–36 months)
Common questions
How much does it cost to start?
Typically an option fee (often 1–5% of the home’s value) and the first month’s rent. Your contract lists the exact amounts.
Can I buy the home at the end of the lease?
That is the purpose of a lease purchase. Ask whether the price is locked and how rent credits apply.
What if I cannot get a mortgage at the end of the term?
Plan for that from the start. Lease terms here are typically 12–36 months so you have time to prepare. We can point you to credit-repair resources, including a HUD-approved housing counselor. We cannot promise a loan.
Is rent-to-own legal in Missouri?
Yes. Lease purchase and lease option agreements are used in Missouri. Your file uses a written contract.
Do I need a real estate agent?
Not legally required. You should still understand every line before you sign.
How is this different from renting?
Standard rent does not build toward a purchase. A rent-to-own file, as described on this page, applies a rent credit and aims at a completed purchase.
